The golden rule of thumb is: if something needs to be painted or repaired, do it! Walk through the property and be picky – try to look at the property as a potential buyer would. Make a list of repairs and touch-ups that need to be made - and get them done.

What you need to know.

As a Seller, there is a range of stuff you need to be made aware of before you can put your property on the market including; Regulations and Agent disclosures that you must be informed about, together with Legislation and Disclosures about the property that you must comply with including; Anti-Money Laundering Legislation, Seller Disclosures, and Overseas Investment Authority Approvals – if you’re a non-resident. How much is your place worth?

There are a couple of ways you can get an approximate indication of where your property sits pricewise. But the best way to get a more accurate appraisal is to talk with a Real Estate Agent.

Agents have access to industry [current & historical] information, not readily available to the general public

Don’t rely on your property’s CV [Rateable Value] as an indication of its current worth. CV’s have no bearing on the market value of your home. These are computer generated value estimates produced by Auckland Council every 3 years to provide Council with an income stream through the Rating System to help fund its operations.
